224 Townhomes Proposed for Fredericksburg’s Fall Hill Area
Fredericksburg has a new residential proposal to watch. A preliminary plat submitted for Parcel 3 of the Fall Hill Mixed Use project calls for 224 attached single-family homes (townhouses) and related infrastructure. The site is on the north side of Cowan Boulevard, west of Briscoe Lane, and was formerly part of 3430 Fall Hill Avenue.
The distinction matters: this is a proposal under review, not an announcement that 224 homes have been built or are available for sale. The City’s public notice identifies the property as Planned Development–Residential and invites public comments through the close of business on October 5, 2026. The first submission of the site plan is linked from the City notice.
For Fredericksburg-area buyers, more townhome construction could eventually mean additional choices in a location near existing city amenities. For nearby owners, it is a reason to follow the approved layout, access, construction schedule and eventual pricing as the review progresses. None of those outcomes can be assumed from the preliminary filing alone.
